Utilities: The parcel is not currently connected to any utilities. Residential electricity and cable is in the area, but would need to be extended to the parcel. A private well and septic would need to be installed.

Special Conditions: For land usage requirements/restrictions contact the local jurisdiction(s). The parcel has significant frontage along S. Spangle Creek Road; however, the purchaser will need to apply for a new access permit from Spokane County. The area with the existing access gate is being retained by the WSDOT. DNR Mining Permit #70-011687 was terminated on December 21, 2007.
