Location and Size: A 5.4± acre parcel located at the SE corner of SE Brady Road and SE 192nd Avenue, along the north side of SR 14. A portion of SW ¼ of the NW ¼ in Section 8, Township 1 North, Range 3 East, W.M. Acquired by Corporate Warranty Deed filed in the office of Clark County Recorder located in Bk. D-1, page 515 and recorded August 20, 1954.

Improvements: None 

Topography: The subject is somewhat irregular in shape and slopes downward along Brady Road to a point that is at or near grade. Portions of the site have very good views of the Columbia River looking southerly. 

Cover: Dirt and rock.

Utilities: Public utilities in the area are power and telephone. At this time, there is no public water or sewer available. 

Special Conditions: For land usage requirements/restrictions contact the local jurisdiction(s). The only access to this parcel is from SE Brady Road within the southeasterly portion of the property. Access from SE 192nd Ave and SR 14 will be prohibited. The subject has an active DNR surface mining permit (DNR # 10378). The purchaser will assume all responsibility for site reclamation per DNR and local jurisdiction regulations.

Zoning: The parcel is currently zoned BP-Business Park with an Urban Holding Overlay.
